CONSTRUCTION MANAGEMENT
Watchdog strives to provide Construction Management services above
the industry standards and is devoted to the successful planning,
delivery and completion of our client's vision.
One of the elements that sets Watchdog apart from its competitors
is a managing partner of the firm assumes primary responsibility for
every Project. Their focused management approach guides an experienced
team's efforts in development and coordination of every phase of a
Project, leading them through close-out and ensuring that expectations
and objectives are continually achieved.
Our proactive approach to management is the foundation for building

the hurdles that may be encountered during the construction phase.

ENHANCED CLERKING
Enhanced Clerking is the median level service between Construction
Management and Clerk of the Works. With this service, usually either
the Owner and/or Architect take an active role in managing the Project
financials or services are tailored to the specific needs of the
Owner in an effort to reduce redundant services provided by the
Architect and Construction Manager.
Our primary role is to serve as the Owner's on-site representative
and coordinate with the Architect, Engineer, and Contractors in
all matters relating to the construction of the Project. Every opportunity
to cultivate a "partnering" relationship between the Consultant
and the Contractor is taken bearing in mind there is a common goal,
the success of the construction Project.
Utilizing Watchdog to fulfill
your clerking needs will:
- Represent the Owner's interest
- Serve as Owner's on-site representative
- Observe materials, quality of work and Project progress
- Monitor construction schedule
- Attend Project meetings
- Maintain daily logs
- Review Applications for Payment
- Administer change order process, as required

CLERK OF THE WORKS SERVICES
Throughout the construction period, an experienced Clerk of the Works
is a critical component in observing contract compliance. As a Clerk
of the Works, the primary role is to represent the interests of the
client, actively communicating the clients wishes to the contractors,
and ensuring the quality of both workmanship and materials are in
accordance with the Project specifications. A Watchdog Clerk of the
Works will:
- Serve as Owner's on-site representative
- Observe materials, quality of work and Project progress
- Monitor construction schedule
- Attend Project meetings
- Maintain daily logs
- Review Applications for Payment
- Administer change order process, as required
- Manage/Track maintenance of Project records
- Assist Architect with Project closeout

OWNER'S REPRESENTATIVE
The Owner Representation process is appropriate when management duties
are primarily shared between the Architect and General Contractor.
Full construction management services are not required, however the
Owner still wants to work with a construction professional to fully
understand the Project and make appropriate decisions based on clear
concise information. Watchdog is that construction professional, providing:
- Contractor selection
- Development of Project schedules
- Constructability Reviews
- Centralized communication among all project team members
- Protection of Owner's interests during all phases of the Project
- Assistance with bidding and award recommendations
- Daily construction monitoring and record keeping
- Assistance with punch lists and Project closeout
As an Owner's Representative, Watchdog will provide you, the Owner,
assurance that your project is being constructed as intended.

CONSTRUCTABILITY REVIEW
Watchdog takes pride in its Proactive management approach. A critical
part of this process includes Constructability Reviews. Whether it
be on a project we're serving as a Construction Manager, or as a third
party consultant to an Architect or Engineer, the review process is
key to identifying potential problem areas, and to the ultimate success
of the Project.
Applying our knowledge and comprehension of buildings and their integrated
systems in a proactive manner allows for a structured approach to
anticipating problems and reducing risk to all Project participants.
Our process involves reviewing Contract Documents prior to release
for bid. This review will identify:
- Missing details
- Potential problems that could cause time delay to the schedule
- Potential liability issues
- Physical limitations of the work site
- Physical limitation of the construction equipment
- Seasonal influence on the proposed schedule
- Coordination of documents among various disciplines
If potential problem areas are not properly addressed, these issues
could result in change orders, claims and costly time extensions.
Upon identification of possible issues, written recommendations are
made to the Architect / Engineer team. An integration of Value Engineering
and Constructability Review techniques are continuous throughout the
Project duration.
We are strong believers that thorough, intense Constructability Reviews
performed early in the Project will directly result in fewer change
orders, minimal schedule interruptions, and an overall smoother construction
process. Our goal is to eliminate as many errors, omissions and ambiguities
by applying our experience and knowledge prior to award of contracts.
This approach has been proven time and time again and will be continued
with every Project we are involved in. The ultimate value is to you,
the Owner.

COST ESTIMATING
Accurate and thorough estimates are crucial to keeping Project costs
within budget.
Milestone estimates are typically completed during the Design Development
phase and again during the Construction Document phase, targeting
areas of potential cost overruns. The Principals of Watchdog consistently
test against the defined budget throughout the design process.
In addition to years of historical data from previous Projects, Watchdog
utilizes various Cost Estimating resources, as well as Sage Timberline
software to produce accurate, complete estimates with current pricing.
This database allows us to compare new estimates with other similar
jobs to spot potential cost over runs before they happen.
